They had concerns with their heat pump ducts losing cold and heated air in the crawl space. They also knew that their crawl space had a mice problem. Services:

  • Crawl Space Clean and Sanitize: Removed old insulation, vapor barrier, animal feces, nests, carcasses, and debris. Sanitized with a mold inhibitor.
  • Rodent Exclusion: Sealed all entry points using concrete, steel wire, construction adhesive, and re-screened vents.
  • Prescriptive Air Seal: Sealed air leaks around plumbing, ducting, and electrical wiring with foam.
  • Vapor Barrier Installation: Installed 6-mil black plastic vapor barrier secured with deep ground stakes and sealed with industry-standard tape.
  • Crawl Space Insulation: Wrapped water supply lines with R11 fiberglass insulation and installed R25 fiberglass batted insulation on the floor.
  • Sump Pump System Installation (10-Year Warranty):
    • Preparation: Protected work area and removed standing water.
    • French Drain Installation: Installed along the foundation’s inner side with lava rock and a perforated pipe.
    • Catch Basin Setup: Installed a perforated backfill basin with lava rock filtration.
    • Sump Pump Installation: Set up a 1/2 hp cast-iron sump pump with a flood alarm system.
    • Water Discharge: Directed water away from the house using a solid PVC pipe.
  • Attic Clean and Sanitize: Remove insulation and debris from the attic, including wood scraps, rodent and bird feces, nests, and carcasses. Sanitize with a disinfectant that kills viruses, bacteria, mold, and mildew.
  • Attic Advanced Mold Remediation
    • Stage 1: Fungicide Application: Spray the entire wood structure in the attic with a fungicide solution like RMR 86 Pro, designed to kill mold on contact.
    • Stage 2: Scrubbing and Secondary Fungicide Application: Spray and scrub the entire wood structure in the attic with another fungicide solution, such as RMR-141, to ensure any remaining mold spores are eliminated.
    • Stage 3: Kilz Primer Application: Apply Kilz primer to the affected areas in the attic to seal and prevent the recurrence of mold.
  • Attic Insulation: Insulate ceiling joists of the lower attic portion, vertical walls, and ceiling joists of the upper attic section using fiberglass batt insulation, ensuring ventilation is not compromised.
  • Rodent Protection Plan (1 Year): Monitored rodent traps every three months with ongoing exclusion services and an unlimited damage warranty contingent on an active plan.
