The homeowners initially reached out to replace their insulation and rodent-proof their crawl space. During our inspection, we uncovered excessive moisture and mold and found that the groundwater was not properly draining, making it clear this was more than a standard insulation job. Because of the size of the 2,940 square foot crawl space and the amount of water intrusion, two sump pump systems were necessary to properly manage drainage and protect the home.

Once the sump pumps were installed, our team treated the mold, fully cleaned the crawl space, and installed new insulation to restore the area. By addressing the moisture, contamination, and insulation together, we created a healthier environment for their home while preventing future rodent activity.

Crawl Space Services Performed

  • Crawl Space Clean and Sanitize: Removed old insulation, vapor barrier, animal feces, nests, carcasses, and debris. Sanitized with a disinfecting mold inhibitor.
  • Crawl Space Rodent Exclusion: Sealed all entry points using concrete, steel wire, construction adhesive, and re-screened vents.
  • Crawl Space Prescriptive Air Seal: Sealed all air gaps around plumbing, ducting, and electrical wiring penetrations with foam.
  • Vapor Barrier Installation: Installed 10-mil black plastic vapor barrier secured with deep ground stakes and sealed with industry-standard tape.
  • Crawl Space Insulation: Wrapped water supply lines and main air duct trunk with R11 fiberglass insulation and installed R30 fiberglass batt insulation in the subfloor.
  • Mold Treatment: Sprayed RMR-86® on discolored areas in the crawl space.
  • Two Sump Pump System Installations (10-Year Warranty):
    • Preparation: Protected work area and removed standing water.
    • French Drain Installation: Installed along the foundation’s inner side with lava rock and a perforated pipe.
    • Catch Basin Setup: Installed a perforated backfill basin with lava rock filtration.
    • Sump Pump Installation: Installed a cast-iron sump pump with a flood alarm system.
    • Water Discharge: Directed water away from the house using a solid PVC pipe.
  • Rodent Protection Plan (1 Year): Monitoring rodent traps every three months with ongoing exclusion services and an unlimited damage warranty contingent on an active plan.
