Port Orchard Crawl Space Encapsulation Yields Lasting Protection

The homeowner was in the process of completing several renovations and wanted a long-term solution that would improve energy efficiency, insulation, and moisture protection beneath the home. After scheduling a free crawl space inspection, we discovered the space had no insulation, uninsulated ductwork, and a vapor barrier that was loose and no longer providing adequate protection.

To create a cleaner, more durable crawl space, the homeowner chose to move forward with a full encapsulation. Our crew began by removing the existing duct insulation, old vapor barrier, and debris. Once the crawl space was cleaned and prepared, we installed foam board insulation, a reinforced white vapor barrier across the ground and foundation walls, and a dehumidifier to help control moisture year-round. We also installed first time batt floor insulation to improve the home’s energy efficiency and indoor comfort.

With plans to stay in the home for the foreseeable future, the homeowner invested in a permanent solution designed to protect the crawl space and provide lasting peace of mind.

Crawl Space Services Performed

  • Crawl Space Clean and Sanitize: Removed old insulation, vapor barrier, animal feces, nests, carcasses, and debris. Sanitized with a disinfecting mold inhibitor.
  • Crawl Space Rodent Exclusion: Sealed all entry points using concrete, steel wire, construction adhesive, and re-screened vents.
  • Crawl Space Prescriptive Air Seal: Sealed all air gaps around plumbing, ducting, and electrical wiring penetrations with foam.
  • Rigid Duct Package: Sealed the ducts at all joints, corners, and saddles with water-based mastic paste to prevent air leakage. Wrapped the air ducts with R11 fiberglass wrap insulation.
  • Vapor Barrier Installation: Installed 20-mil white Dura-Skrim® plastic vapor barrier secured with deep ground stakes and sealed with industry-standard tape.
  • Concrete Wall Insulation: Installed R-10 rigid foam boards secured with double side tape and adhesive spray.
  • Crawl Space Insulation: Installed R-25 fiberglass batted insulation, secured with synthetic twine.
  • Dehumidifier Installation with Encapsulation: Installed a professional-grade AprilAire® dehumidifier with a built-in pump and a drain line to channel water away.
  • Crawl Space Door: Installed seal treated-wood frame around crawl space entrance and vertical treated-wood cover secured with latch.
  • Rodent Protection Plan: Monitoring rodent traps every three months with ongoing exclusion services and an unlimited damage warranty contingent on an active plan.
