Full Crawl Space Encapsulation with Sump Pump, Snoqualmie, WA

The homeowners were initially concerned about rodents in their crawl space. However, once we conducted our inspection, we uncovered additional underlying issues. Their drainage system was failing to remove groundwater effectively, causing standing water in the crawl space and elevated humidity levels. The excess moisture and humidity led to mold growth on the joists.

Our team completed a full crawl space encapsulation and attic restoration, including advanced mold remediation, drainage improvements, insulation upgrades, and rodent exclusion. The project was spread out over a month and completed in four working days. The home is now cleaner, drier, and more energy-efficient, with long-term solutions in place for moisture and rodent control.

  • Crawl Space Clean and Sanitize: Removed old insulation, vapor barrier, animal feces, nests, carcasses, and debris. Sanitized with a disinfecting mold inhibitor.
  • Crawl Space Rodent Exclusion: Sealed all entry points using concrete, steel wire, construction adhesive, and re-screened vents.
  • Crawl Space Prescriptive Air Seal: Sealed all air gaps around plumbing, ducting, and electrical wiring penetrations with foam.
  • Vapor Barrier Installation: Installed 20-mil white DURA SCRIM plastic vapor barrier secured with deep ground stakes and sealed with industry-standard tape.
  • Concrete Wall Insulation: Installed R-10 rigid foam boards secured with double side tape and adhesive spray.
  • Crawl Space Insulation: Installed R-30 fiberglass batted insulation, secured with synthetic twine.
  • Dehumidifier Installation with Encapsulation: Installed a 180-pint dehumidifier with a built-in pump and a drain line to channel water away.
  • Crawl Space Advanced Mold Remediation: Applied two stages of fungicide solutions.
  • Sump Pump System Installation (10-Year Warranty):
    • Preparation: Protected work area and removed standing water.
    • French Drain Installation: Installed along the foundation’s inner side with lava rock and a perforated pipe.
    • Catch Basin Setup: Installed a perforated backfill basin with lava rock filtration.
    • Sump Pump Installation: Installed a cast-iron sump pump with a flood alarm system.
    • Water Discharge: Directed water away from the house using a solid PVC pipe.
  • Attic Clean and Sanitize: Removed old blown-in fiberglass and/or batt insulation, vapor barrier, animal feces, nests, carcasses, and debris. Sanitize with a disinfecting mold inhibitor.
  • Attic Rodent and Bird Exclusion: Sealed all entry points using concrete, steel wire, construction adhesive, and re-screened vents.
  • Attic Prescriptive Air Seal: Sealed all air gaps around plumbing, ducting, or electrical wiring penetrations with foam.
  • Attic Baffle Installation: Install appropriately sized baffles to ensure proper airflow through attic ventilation areas. This prevents blown-in insulation from blocking ventilation or falling through attic access points.
  • Attic Insulation Installation: Filled all insulation cavities with blown-in fiberglass insulation, ensuring coverage to a depth of R-49 equivalency or greater for maximum thermal performance. Installed R-38 batt insulation in the vaulted area.
  • Rodent Protection Plan (1 Year): Monitor rodent traps in the crawl space and attic every three months with ongoing exclusion services and an unlimited damage warranty contingent on an active plan.
